Open House in Eagle Ridge Townhomes 12/28, 3-5pm

Waking up in Steamboat you are often privledged to see one of the hot air balloon tours that take off early in the morning that offer a fun ride & showcase the fantastic panoramic views Steamboat has to offer.  This picture above was taken as we were walking out of our Eagle Ridge townhome, getting ready to ski on this past Saturday.  The hot air balloon’s journey continued after we were able to take this picture and soared back into the sky.

    The base area of Mt. Werner is currently in the middle of a grand overhaul.  This year marks the beginning of the 5th year of reconstruction in effort to improve the design and functionality of the base area

    ‘Members of the Urban Redevelopment Area Advisory Committee said Thursday that this summer’s construction schedule includes the highly touted public promenade from One Steamboat Place to Torian Plum Plaza; the daylighting of Burgess Creek, with amenities including seating areas and fire pits; and a vastly improved staircase connecting the immediate ski base to the Torian Plum area, along with a ramp, both replacing the current metal stairs.’

    ‘Promenade work will begin when weather and conditions allow and will start at the public walkway’s southern end, near One Steamboat Place.’ The promenade is to be designed to match One Steamboat Place’s plaza as well as the fire pit and seating area installed last year next to Slopeside Grill.

    What does this mean for your summer trips to Steamboat?  There will be some construction at the base area this summer. However,  the trails will still be open for hiking, Mountain Biking and running – allowing you to escape all of civilization in just a few minutes!  This summer is still a great time to visit and enjoy Steamboat and the construction should improve the quality of life at the base area in all seasons.  Hope to see you soon!

    Stop by this afternoon for an Apres Ski for wine, beer, soda and hor d orderves and tour a few townhomes in Eagle Ridge.  1446 Flattop circle is a custom townhome with a unique floor plan that gives the home a large open main living area.  1505 Flattop Circle is also on tour.  This townhome features well-designed, upgraded finishes and beautiful views of Mt.     The Steamboat area has seen a definite increase in real estate activity during 2010. The main contributing factors to this increase are the increasing confidence in the broader economy and significantly lower prices for many properties. This has driven increased buyer activity on the Internet, more people looking in person, more people buying and even a good number of multiple offer situations.

    The sales volume for 2010 totaled at $513,051,000 which was 117% of 2009.  It feels like we have turned the corner in dollar volume and price will follow at some point but it really depends on what type of property we are talking about and where it is located.

    Last week Jon had the opportunity to give a presentation at the business outlook breakfast. A gathering of local business owners in Steamboat, Jon presented a brief slideshow looking back at the real estate market in 2010 and towards 2011.

    Discussing 2010, Jon mentioned that the overall volume of sales was better than 2009 for Steamboat, finishing at 117% of the aforementioned year. While discussing the improvement in overall volume Jon segmented his discussion into how smaller aspects of the market fared. For Single Family homes, the average sales price has increased from 2009, as higher end buyers have returned to the market. 2010 saw 30 sales greater than $1 million compared to only 12 sales greater than $1 million in 2009.

    However, while some areas of the market are steadying others are still in need of close examination. In this market the key is knowing where values should be, the story on each property and negotiating thoughtfully to get there.

    Jon also discussed that one of the main influencing factors of this year and looking toward the future was that “distressed properties will continue to define the market. It [the market] will continue to consolidate, and short sales and foreclosures will increase significantly. It’s not pleasant, but the sooner we work through them, the better values will be — the longer foreclosures go on, the lower values will go.”

    Despite this focus on 2010, Jon also discussed the positive outlook for the real estate market in 2011. Jon attributes one of the of the main driving factors that will influence a pick-up in market activity in 2011 is that “people want to retire here for our lifestyle, our hospital and because their family wants to visit them here. Only so much more can be built here, and there’s little appetite to grow.”

    Jon has spent the last few weeks “showing properties to an increasing number of location-neutral professionals and people getting ready to retire who have reached the conclusion it’s time to buy.” It is an encouraging sign that many are changing their outlook on the future of real estate in Steamboat and becoming more serious in their search process.
