Stonewood in Steamboat Springs is a beautiful development located only a short walk from the base of Mt. Last night’s snow fall gave Steamboat the most snow the mountain has ever seen in November. A great start to the year!! We have been able to get out for a few early morning powder runs the past few morning and have enjoyed the 20″ of new snow on the mountain. The snow is really falling in Steamboat.  We had an open house this morning for 1446 Eagle Ridge, a 4 beautiful bedroom townhome less than a block from the base of the gondola.  While driving through Eagle Ridge after our open house, we took a few pictures from a few different units around the development of the falling snow.  Looks like a great start to the year and we are all getting excited for the mountain opening next week.  For more information on the home that we had on tour this morning check out 1446 Eagle Ridge HD Video or 1446 Eagle Ridge Pictures.  Feel free to contact us about any additional questions you might have about Eagle Ridge.

The Real Estate Roundup took place yesterday and saw another successful year at helping inform attendees of the economic situation in Steamboat and lend advice for best pursuing real estate ventures in the future. Jon (Wade) was the one of the 2 keynote speakers at the event and focused his discussion on the overall health and improvements seen in the Steamboat Springs Real Estate in 2010. Jon’s presentation gave a realistic view into the current status of the local market and spoke of encouraging signs for the future. We’ve highlighted a few points below –

  • The 2010 total dollar volumes sold in all areas of the market are down significantly from the highs of 2007 — over 60 percent. But things are improving year over year. Citing Bruce Carta’s data the end of Septem­ber and the third quarter of 2010 saw $389 million in sales compared with $227 million at the same time in 2009 – representing a 71 percent increase.
  • ‘The average sales price has increased from 2009 as higher-end buyers have returned to the market. However, any particular property is probably lower than last year. The overall number is influenced by the return of the luxury market.’
  • ‘Looking into 2011…depending on the type of property, market conditions are becoming more favorable for sellers who bought before 2006. This could be the year [for many people to] get off the fence’
  • Steamboat and Routt County still are buyers’ markets. There is actually good financing available for these as primary residences, and we’re seeing sales get done.

In addition to Jon’s presentation, Karen Mayfield, the Senior Vice President and National Sales Manager for the Mortgage Banking Division at Bank of the West, spoke about how the improvement in bank’s overall health has one of the main contributing factors improving the interest rates and accessibility Jumbo loans. The Steamboat Pilot quotes her stating, ‘The jumbo (loan) market — it’s absolutely coming back…At Bank of the West, we’ll do jumbos up to $4 million, and we’ll loan up to $2 million with 50 percent debt-to-income ratio. A significant number of prospective luxury-home owners assume that they’ll be slapped with much higher interest rates. But the rate spread between conforming loans and jumbos now is three-quarters of a point. “Why is jumbo back?” she asked rhetorically. “Banks are in better shape now.”’

10/21     790 Mauna Kea Lane (Single Family Home 4+br/3.5ba 3,715sq ft 0.48 acres) – Located in the Fish Creek Area, Spring Valley Estates. Sold for $778,000 – Great home that I had listed with big views of Strawberry Park and a nice layout.

10/22     140 Hillside Drive (Single Family Home 4br/3.5ba 3,049sq ft) – Located in the Fish Creek Area, Hillside Subdivision. Sold for $640,000

10/22     3436 Flagstone Ct. (Townhome 3br/2ba 1386sq ft) – Located in the Mountain Area, Stone Lane Meadows. Sold for $370,000

10/22     Lots 16, 56, 57 Barn Village (Residential/Acreage 0.29 acres) – Located in the Mountain Area, Steamboat Barn Village. Sold for $1,100,000 – Lots sold for about 40% of list in this troubled development.  This gives us some price data to comp out the Range lots in Wild Horse Meadows.  Call me if you want a great deal on land in the mountain area.

10/22     665 Creel Lane (Single Family Home 3br/3.5ba 3,183sq ft 0.34 acres) – Located in the Fish Creek Area, Anglers Retreat. Sold for $1,525,000 – Beautiful home just off Fish Creek.

10/25     1404 Morgan Court (Condo 2br/1ba 961sq ft) – Located in the Mountain Area, Villas @ Walton. Sold for $270,000 – right at market price for this condo with a garage.  Great complex for people from the front range and locals alike

10/26     2315 Storm Meadows Drive Kitzbuehl 2 (Condo 4+br/4ba 2,408sq ft) – Located in the Mountain Area, Trails @ Storm Meadows. Sold for $1,199,000 – Close to ski in ski out condo that feels like a townhome.

10/26     1999 Indian Summer Drive (Townhome 5+br/5.2+ba 4,302sq ft) – Located in the Mountain Area, Porches Development. Sold for $1,499,000 – Unit with a custom floor plan and contemporary finishes built for a unique situation.  I think they did surprisingly well here.

10/28     700 Yampa Street A301 (Condo 1br/1ba 624sq ft) – Located in the Downtown Area, Howelsen Place. Sold for $249,500 – Great deal on a high quality one bedroom condo downtown.

10/28     32040 Highlands Rd (Single Family Home 3br/2ba 1,474sq ft 4.34 acres) – Located in the Strawberry Park Area, Soda Creek Highlands. Sold for $700,00

Welcome to our Weekly Solds in Steamboat, we have listed below by-weekly of the notable  Solds that took place in the Steamboat Area for October 2010.  I have included some comments on notable sales, but feel free to give me a call if you would like more information.

Week 10/9 – 10/18

10/9     2670 Copper Ridge Circle (Commercial/Industrial 1,564sq ft) – Located in the Elk River Area, Copper Ridge Business Park. Sold for $246,330 – More activity lately in commercial space from both a showings and solds perspectives.  I have gotten more inquiries in the last 3 weeks than all summer for this type of building.

10/13     1875 Medicine Springs Drive #4110 (Condo 2br/2ba 925sq ft) – Located in the Mountain Area, Trappeur’s Crossing Condos. Sold for $405,000. – One of my listings, HD Video and pro pictures paid off in this case by helping it stand out from all of the inventory in condos.  This is a beautiful unit with Air Conditioning and a private patio with it’s own hot tub, gas fire pit and granite surrounded grill.

10/14     2930 Columbine #102 (Condo 2br/1ba 806sq ft) – Located in the Mountain Area, Meadows Condo. Sold for $205,000 – Great local’s condo with a huge garage that had just been completely remodeled before the bank took it back.  I was able to help a friend of mine that is a middle school teacher buy this for a great price and he already has it looking great.

10/14     27386 Brandon Circle (Townhome 3br/2ba 1,302sq ft) – Located in the W 40 Corridor Area, Heritage Park Development. Sold for $245,000 – A nice deal for low cost local housing in a good family neighborhood.

10/14     1855 Ski Time Square Drive – 413 Torian Creekside (Condo 3br/3ba 1,642sq ft) – Located in the Mountain Area, Torian-Creekside Development. Sold for $829,500 -  People a taking advantage of better pricing to get a Ski in Ski out condo, prices have adjusted from ~$700/ft to ~$500/ft in Torian Creekside.
