9/23     435 Ore House Plaza, Unit 302 (Condo 2+br/3ba 1,370sq ft) – Located in the Mountain Area, Pine Ore House Plaza. Sold for $365,000 – above recent comps, think there should have been some more negotiation here.

9/23     36915 William Street (Single Family Home 3br/2.5ba 2,120sq ft 0.37 acres) – Located in the Mountain Area, Tree Haus. Sold for $399,000 – Some great deals are closing on homes for locals.

9/24     2345 Ski Trail Lane (Condo 3+br/2ba 1,492sq ft) – Located in the Mountain Area, Promontory @ Steamboat Condo. Sold for $425,000

9/24     657 Meadowbrook Circle (Single Family Home 5+br/5+ba 5,546sq ft 0.56 acres) – Located in the Mountain Area, Mountain View. Sold for $2,245,000 – Gorgeous luxury home on the creek for a good price.  Let me know if you are looking for something special as inventory in high quality homes with special qualities is starting to recede.

9/24     1446 Morgan Court (Condo 2br/2ba 1,053sq ft) – Located in the Mountain Area, Villas @ Walton. Sold for $275,000 – priced just about right

9/24     920 Falling Water Lane (Residential/Acreage 0.29 acres) – Located in the Fish Creek Area, Fox Hunt Subdivision. Sold for $295,000 – Good to see residential land sales in locals neighborhoods starting to happen, this is a good sign.

9/24     33275 Tatanka Court (Residential/Acreage 10.05 acres) – Located in the Strawberry Park Area, off of Buffalo Pass. Sold for $725,000.  Gorgeous view lot up on Buffalo Pass, nice to see a rural land sale and I was fortunate to work with the new owners.

9/27     3325-7 Columbine Drive (Condo 2br/2ba 1,149sq ft) – Located in the Mountain Area, Sunray Meadows Condos. Sold for $285,000

9/27     2580 Apres Ski Way (Townhome 3br/3ba 1,941sq ft) – Located in the Mountain Area, Aspen Leaf Condos. Sold for $480,000

9/29     40 Sequoia Court (Townhome 2br/1ba 920sq ft) – Located in the Mountain Area, Whistler Village Townhomes. Sold for $130,000.  Very aggressive price for a 2br townhome.  Locals are taking this chance to secure a home.

9/29     2545 Cattle Kate Circle (Condo 2br/2ba 1,180sq ft) – Located in the Mountain, Wildhorse Meadows – First Tracks. Sold for $325,000

9/17     2780 Eagle Ridge Drive (Condo 2br/2ba 1,150sq ft) – Located in the Mountain Area, Canyon Creek Condos. Sold for $398,000 – Very nice to see the market returning for Luxury resort condos.  As many sales in the last month as the last couple of years.

9/17     2235 Storm Meadows Drive (Condo 1br/1ba 590sq ft) – Located in the Mountain Area, Storm Meadows Condos. Sold for $168,000

9/17     2525 Village Drive (Condo 3+br/3ba 2,043sq ft) – Located in the Mountain Area, The Highmark. Sold for $846,000

9/21     1825 Medicine Springs Drive (Condo 2+br/2ba 1,092sq ft) – Located in the Mountain Area, Trappeurs Crossing Condos. Sold for $399,900  Another resort condo at an attractive price level, good to see pricing stabilizing in this part of the market.

9/21     2580 Apres Ski Way (Multi-Plex 4br/2ba 1,728sq ft) – Located in the Mountain Area, Ski Ranches Subdivision. Sold for $377,000

9/21     1955 Bridge Lane (Commercial Mixed Use 30,000sq ft 1.00 acres) – Located in the Downtown Area, Riverfront Park. Sold for $3,445,000 – A big investor snapped up all of the development’s remaining buildings and land.  fist one that I can think of and an encouraging sign.

9/21     1606 Shield Drive (Industrial Mixed Use) – Located in the Downtown Area, Edgewater Park. Sold for $1,500,000 – same buyer and story as the previous transaction.  Development land sales are a good sign. We will see several more like this before things recover but is encouraging to see development capital returning to the land market.

9/10     2113 Overlook Circle (Townhome 5br/4.5ba 3,125sq ft) – Located in the Mountain Area, Eagles Overlook Condominiums. Sold for $499,750

9/10     1900 Bridge Lane Unit 4 (Industrial Mixed Use 2,974sq ft) – Located in the Downtown Area, Riverfront Park. Sold for $510,000 – starting to see some activity in commercial properties

9/14     3470 Spring Valley Drive (Townhome 3br/3.5ba 2,066sq ft) – Located in the Mountain Area, Enclave @ SS. Sold for $560,000

9/14     580 Anglers Drive (Condo 2br/2ba 1,028sq ft) – Located in the Mountain Area, Sundance Creek Condos. Sold for $340,000 – Very nice locals condo with a garage.

Sold for $349,000 – This is a big deal to see land in a vacant development sell.  Hopefully this portends that prices are reaching levels that make sense for people to lock in this place in Steamboat

9/2 435 Ore House Plaza Unit 106 (Condo 2br/2ba 970sq ft) – Located in the Mountain Area, Pine Ore House Plaza. Sold for $269,000 – A nice condo for a very attractive price.

9/2 1502 Fish Creek Falls Road (Single Family Home 3br/2.5ba 2,114sq ft 0.60 acres) – Located in the Fish Creek Area, Horseshoe Subdivision. Sold for $525,000 – Prices are getting attractive for homes, this one was  good deal.

Designed to be a chic and contemporary ski chalet, the Blackhawk Lofts are a modern ski development located minutes away from the gondola. The development features 20 units, either 3 or 4 bedroom options. Differing from most developments, Blackhawk Lofts exudes an urban feel, charachterized by exposed beams, steel framing and black, varnished wood. A great option if you are looking for different type of resort getaway in a ski town. While the interior might have a different feel, away from the traditional western condo.
