The first four lodges developed, Aspen, Champagne, Trappeurs and Timberline, are all grouped together with a central courtyard, two heated pools, six hot tubs, a sauna, fitness center, tennis courts and family style BBQ grills that surround the pool area. Across the street, surrounding the newer Bear and Emerald Lodges, there are additional facilities for people living in these condos. I have personally been involved in 2 closings in the past 2 months in Trappeurs Crossing. Living in downtown Steamboat Springs offers a different lifestyle than homes on the mountain. Having the ability to bike or walk easily to so many restaurants, stores, some of the best trails and sections of river in town. Downtown Steamboat has excellent walkabilitiy scores because everything is so close. Many downtown residents will tell you they enjoy the ability to stay out of their cars for days at a time. Living in downtown Steamboat is a great place for families as well and people of all ages. Downtown is great for kids because once they get comfortable being out by themselves they can have the freedom to walk to school and bike to friends homes easily and safely. Steamboat’s downtown is very different than many cities from a safety perspective. You do need to know where your kids are and have a system for checking in but kids can have the same freedoms many of us grew up with in small towns like mine in St. Joseph, MI.
The types of downtown living options varies as well. Single family homes can be found extending for blocks north of downtown. Or if you are looking to live right in the middle of Lincoln Ave, Steamboat’s main street, there are a few beautiful condos and townhomes. This allows you to decide what type of property best suits you. The Denver Post released an article today describing new opportunity to become a condo owner in Steamboat. A new, luxury ski-in/ski-out, affordable option, the condos in First Tracks of Wildhorse Meadows are a short gondola ride away from the base. Truly a great combination. The Wildhorse Meadows complex is divided into three main areas Trailhead Lodge, First Tracks and. Initially designed as affordable housing, the restrictions were lifted and now there are ‘no rules on permanent residency, appreciation, what you make, or whether you can rent it out’ Prices begin at $179,000 for a studio, $250 for a 1 bedroom and $295 for a two bedroom.

The Highmark condominium project is set to auction off 15 unsold units on March 12th. ‘William Bone, president of the National Auction Group in Gadsen, Ala., said the owners’ intent is to sell one of the 15 condominiums with no minimum price but with reserves on the remaining units.’ Selling one unit with no reserve will result in a sale will that be at the highest bidding price. According to Bone, the other 14 units are set with reserves, meaning bidders must surpass a previously established minimum for the unit to be sold.
By not setting a reserve on one unit, this will help both developers and the community understand how these units are valued per square ft.
Highmark has had difficulty throughout its short history. Construction began in 2003, however the original developer abandoned the project after the realization that his funding was not sufficient to see the condo through to completion. Work began again in 2005, but a battle in the courtroom between the new developers and 7 of the contracted buyers, once again left many of the units were left unsold.
Since that time the ‘six-story condominium tower has been managed as a boutique hotel. The management is quoting a nightly rental rate of $1,100 for a four-night stay in a three-bedroom condo in mid-February.’
Highmark is a luxury condominium designed with elegant, Bavarian influences. Each unit includes ‘slate entries, sandstone fireplaces, coffered ceilings, hardwood floors, French doors, extensive moldings, large balconies and theater systems with surround sound — many with views of the Steamboat Ski Area.’
This auction and the surrounding circumstances represent an opportunity for a long troubled but well located development to take on a new life. There are some interesting factors that you need to know to make your decision but these may present a good opportunity to those in the know. Edgemont luxury condos have reached their completion and getting those in the community and others around the US excited. A new, ski-in/ski-out residency located 200 meters above the base of the gondola, Edgemont will add to the changing base area, giving people a beautiful home and place to rest their feet while staying in Steamboat. The exterior of the facility is well-designed, integrating many aspects of contemporary and western architecture. The pool, featured below was intentionally designed to capitalize on the stunning views of the mountain and the valley. A recent article in At Home in Steamboat Springs, One Steamboat Place, Edgemont and Wildhorse are commended for their successful efforts at increasing the luxury lodging available at the base of Mt. Werner. While similar in the quality of lodging and amenities offered, these three developments each have distinct qualities that distinguish one from another.
One Steamboat Place has designed the interior of the community to flow with a deep red motif. This theme begins ‘at the front door and continues through the kitchen to a dining room banquette and on into one of several individual bathrooms.” While Edgemont, on the other hand gives each individual owner the opportunity to to furnish and design the interior of their vacation home. Wildhorse Meadows allows owner to ‘choose from four different color palettes and fabric selections to suit [your] tastes.’
Despite the differences in interior design, the article’s author, Tom Ross, describes the change in style of developments, where instead of the ‘lodge look and cowboys-and-Indians motif’ these luxury communities exude an ‘understated Western look of reclaimed barn timbers married with sleek light fixtures and industrial steel [which] allows art enthusiasts to show off divergent art collections.’
Concluding the article, Tom Ross summarizes that ‘taken as a group, Steamboat’s trio of new signature properties have put Steamboat well on the way to realizing its goal of reclaiming it stature as one of the most contemporary ski villages anywhere.’
