Week 10/9 – 10/18

10/9     2670 Copper Ridge Circle (Commercial/Industrial 1,564sq ft) – Located in the Elk River Area, Copper Ridge Business Park. Sold for $246,330 – More activity lately in commercial space from both a showings and solds perspectives.  I have gotten more inquiries in the last 3 weeks than all summer for this type of building.

10/13     1875 Medicine Springs Drive #4110 (Condo 2br/2ba 925sq ft) – Located in the Mountain Area, Trappeur’s Crossing Condos. Sold for $405,000. – One of my listings, HD Video and pro pictures paid off in this case by helping it stand out from all of the inventory in condos.  This is a beautiful unit with Air Conditioning and a private patio with it’s own hot tub, gas fire pit and granite surrounded grill.

10/14     2930 Columbine #102 (Condo 2br/1ba 806sq ft) – Located in the Mountain Area, Meadows Condo. Sold for $205,000 – Great local’s condo with a huge garage that had just been completely remodeled before the bank took it back.  I was able to help a friend of mine that is a middle school teacher buy this for a great price and he already has it looking great.

10/14     27386 Brandon Circle (Townhome 3br/2ba 1,302sq ft) – Located in the W 40 Corridor Area, Heritage Park Development. Sold for $245,000 – A nice deal for low cost local housing in a good family neighborhood.

10/14     1855 Ski Time Square Drive – 413 Torian Creekside (Condo 3br/3ba 1,642sq ft) – Located in the Mountain Area, Torian-Creekside Development. Sold for $829,500 -  People a taking advantage of better pricing to get a Ski in Ski out condo, prices have adjusted from ~$700/ft to ~$500/ft in Torian Creekside.

10/1     2355 Ski Time Square Dr. #313 (Timeshare/Fractional 4br/4ba 2,229sq ft) - Located in the Mountain Area, Christie Condos. Sold for $198,000  – Good to see Fractionals do well, not a bad price all things considered.

10/1     TBD Deer Road Lot 24 F3 (Residential/Acreage 5.08acres ) – Located in the Elk River Area, Deer Mountain Estates. Sold for $250,000 – A great deal on a nice lot with views.  We are starting to find the market price for land and more people are looking seriously.

10/5     1945 Cornice Road #2323 Bld. C, Unit 209 (Condo 2br/2ba 1,1016sq ft) - Located in the Mountain Area, Rockies Condo. Sold for $159,900. – Great deal on a Rockies Condo, this couple locked in a great deal on a ski place.

10/5     2545 Cattle Kate Circle (Condo 1br/1ba 806sq ft) - Located in the Mountain Area, Wildhorse Meadows – First Tracks. Sold for $225,000 – New pricing has restarted activity in First Tracks.

10/6     228 Logan Avenue (Single Family Home 2+br/1.5ba 0.28acres) – Located in the Downtown Area, CrawfordAddtoSS. Sold for $520,000 – A charming 2,000 sq ft home in a great condition /  part of downtown for a very attractive price. There are good opportunities for careful buyers downtown. There are not many “urban” environments with this much recreation a short walk or bike away.

10/8     1452 Moraine Circle #19 (Townhome 3br/2.5ba 1,840sq ft) – Located in the Mountain Area, Cornerstone. Sold for $475,000 – Nice newer townhome with low HOA dues and a great pool for about 1/3 off.

10/8     33875 RCR 38 (Single Family Home w/ Caretaker Attached 4br/3.5ba 6,575sq ft 35.01acres) – Located in the Strawberry Park Area, Metes & Bounds Development.

9/23     36915 William Street (Single Family Home 3br/2.5ba 2,120sq ft 0.37 acres) – Located in the Mountain Area, Tree Haus. Sold for $399,000 – Some great deals are closing on homes for locals.

9/24     2345 Ski Trail Lane (Condo 3+br/2ba 1,492sq ft) – Located in the Mountain Area, Promontory @ Steamboat Condo. Sold for $425,000

Sold for $2,245,000 – Gorgeous luxury home on the creek for a good price.  Let me know if you are looking for something special as inventory in high quality homes with special qualities is starting to recede.

9/17     2235 Storm Meadows Drive (Condo 1br/1ba 590sq ft) – Located in the Mountain Area, Storm Meadows Condos. Sold for $168,000

9/17     2525 Village Drive (Condo 3+br/3ba 2,043sq ft) – Located in the Mountain Area, The Highmark. Sold for $846,000

9/21     1825 Medicine Springs Drive (Condo 2+br/2ba 1,092sq ft) – Located in the Mountain Area, Trappeurs Crossing Condos. Sold for $399,900  Another resort condo at an attractive price level, good to see pricing stabilizing in this part of the market.

9/21     2580 Apres Ski Way (Multi-Plex 4br/2ba 1,728sq ft) – Located in the Mountain Area, Ski Ranches Subdivision. Sold for $377,000

9/21     1955 Bridge Lane (Commercial Mixed Use 30,000sq ft 1.00 acres) – Located in the Downtown Area, Riverfront Park. Sold for $3,445,000 – A big investor snapped up all of the development’s remaining buildings and land.  fist one that I can think of and an encouraging sign.

9/21     1606 Shield Drive (Industrial Mixed Use) – Located in the Downtown Area, Edgewater Park. Sold for $1,500,000 – same buyer and story as the previous transaction.  Development land sales are a good sign. We will see several more like this before things recover but is encouraging to see development capital returning to the land market.

Trappeurs Crossing condos are located only a few blocks from the base of the gondola. Featuring 6 buildings Aspen, Bear, Champagne, Emerald, Trappeurs and Timberline these condos are great for any vacation in Steamboat. But no matter which lodge you choose, at the end of the day you will be ready to return, each lodge features a gas fireplace, a balcony, spacious living and dining rooms and a fully-equipped kitchen. The first four lodges developed, Aspen, Champagne, Trappeurs and Timberline, are all grouped together with a central courtyard, two heated pools, six hot tubs, a sauna, fitness center, tennis courts and family style BBQ grills that surround the pool area. Across the street, surrounding the newer Bear and Emerald Lodges, there are additional facilities for people living in these condos. I have personally been involved in 2 closings in the past 2 months in Trappeurs Crossing.
