First Tracks Steamboat was originally built as affordable housing in the Wildhorse Meadows Complex, just below the Steamboat Springs Ski Area. However in August of 2009, the formerly deed-restricted First Tracks were changed to market rates. One Steamboat Place, Trailhead Lodge and Edgemont have seen success in their sales in 2009, but are continuing to push forward looking to better their sales in 2010. ‘According to research compiled by Bruce Carta, of Land Title Guarantee Co., from Routt County Assessor’s records, Edgemont developer Atira Group has realized $30.28 million on sales of 13 condominiums, and Trailhead Lodge, developed by Resort Ventures West, has sold 32 condominiums for a combined value of $27.43 million. One Steamboat Place, which began closing sales late in 2009, has reached $71 million, including 11 whole-ownership condominiums accounting for $40.45 million and 73 Residence Club memberships, which add $30.65 million.’

The article in the Steamboat Pilot notes that one of the most encouraging signs is seeing resort lenders come back into the market. The sales director at Edgemont stated that he was ‘impressed and encouraged by the fact that four of Edgemont’s 13 buyers were able to arrange conventional financing for the condominium purchases.’ With financing becoming easier for people interested in one of these luxury developments this should, among other factors, help initiate a stronger interest in these communities. Wildhorse Meadows Gondola opened yesterday to the public. This new gondola has four pairs of six passenger cabins and delivers occupants from Wildhorse Meadows to the base of the gondola in 3 minutes and 30 seconds. With gondola cars arriving every minute and a half, the new gondola is expected to be used as a new way for Wildhorse occupants and the public to get down from the mountain.

‘The gondola will operate daily through ski season from 7:30 a.m., in time to serve people commuting to work, to 6 p.m., late enough to transport the après ski crowd back to their vehicles.’

Kerry Shea, director of sales and marketing for Resort Ventures West, thinks that the new gondola is ‘a strong sign for our market and the strength of our area.’

A recent article in At Home in Steamboat Springs, One Steamboat Place, Edgemont and Wildhorse are commended for their successful efforts at increasing the luxury lodging available at the base of Mt. Werner. While similar in the quality of lodging and amenities offered, these three developments each have distinct qualities that distinguish one from another.

One Steamboat Place has designed the interior of the community to flow with a deep red motif. This theme begins ‘at the front door and continues through the kitchen to a dining room banquette and on into one of several individual bathrooms.” While Edgemont, on the other hand gives each individual owner the opportunity to to furnish and design the interior of their vacation home. Wildhorse Meadows allows owner to ‘choose from four different color palettes and fabric selections to suit [your] tastes.’

Despite the differences in interior design, the article’s author, Tom Ross, describes the change in style of developments, where instead of the ‘lodge look and cowboys-and-Indians motif’ these luxury communities exude an ‘understated Western look of reclaimed barn timbers married with sleek light fixtures and industrial steel [which] allows art enthusiasts to show off divergent art collections.’

Concluding the article, Tom Ross summarizes that  ‘taken as a group, Steamboat’s trio of new signature properties have put Steamboat well on the way to realizing its goal of reclaiming it stature as one of the most contemporary ski villages anywhere.’

Real Estate in Routt County saw the best month of the year this past November. The “November’s dollar volume was $89,994,700, representing 237 percent of the November 2008 volume and putting last month’s total slightly ahead of November 2007, according to research by Bruce Carta, of Land Title Guarantee Co., in Steamboat Springs.” Another contributing factor was the change in First Tracks from an affordable housing option to now being available on the open market has spurred 9 closings and 10 more contracts. Hopefully this is indicative of a positive trend for the future of Routt County real estate!

The gondola cars have been put up in Wildhorse Meadows giving the development a more complete look. These cars, set to run on a pulse system will not travel continuously like the gondola cars on Mt. Werner, but are designed to work on a stop-and-go system. The cars are a recent addition to the gondola which is scheduled for a January opening. An encouraging sign to see the progress continuing forward and appearing to be on track for opening!

Happy Thanksgiving! Hope everyone is quite full and enjoyed their holiday. I was fortunate enough to get back on the mountain for a few runs with the family. We had another great day on the mountain and tons of people were out enjoying the mountain and the weather. I thought it was great to see so many groups and families out together today, an awesome way to spend this holiday. I wanted to post a few more pictures of the beautiful day as well as a few of the new ski communities that are on the mountain. Edgemont and One Steamboat Place are nearing completion and look better with each passing day. Fun to see the progress as we are out skiing!

Even with the few snow we received last night, the construction on the Wildhorse Gondola continues. Pushing hard to reach the February opening date, the construction began early this morning and i stopped to take a few pictures on my drive to work. The base of the gondola is taking shape, as can be seen in the pictures above, and a few guide cables have been placed over the pilons. The new cables are a bit difficult to see as the snow is continuing to fall today. New snow is exciting to see with opening day is just around the corner!
