With the projected finish date in the beginning of February of 2010, things appear to be progressing smoothly for the gondola construction in Wildhorse Meadows. Most noticeable are the two beams placed on each side of Mt. Werner Rd. marking where the Gondola is set to cross. Great to see this project moving according to plan. Things will start to get really exciting when the gondola cars appear at the base, but i think we still have some time. I will definitely keep you posted as the construction continues.

I took a tour of Edgemont yesterday to see the sample unit and the current status of the construction around the development. The sample unit looks great, beautifully furnished with great attention to detail. A few unique features caught my eye. The door from the master bedroom to the master bath slides into place, featuring clear but opaque glass. The showers are all very spacious, featuring large rain shower heads and an area to sit. But even with unit’s beauty, the featured amenities are sure to be the best part of Edgemont. Located directly on the mountain, the gondola is a short ski down; this allows you to get warmed up for the day before your first gondola ride. After the day is done you will want to immediately jump in the pool. Providing fantastic views of the mountain and the valley, you can enjoy the sunset and the Alpenglow at the same time. Sure to be a great location for any ski vacation.

A recent upswing with the trends in the real-estate sales has Realtors and market analysts discussing the possible turn around in the overall state of Steamboat’s home sales. “Doug Labor…[who] tracks market trends for the Board of Realtors, sees room for optimism in transaction volume. After seven consecutive quarters of decline going back to 2007, the end of September marked the second consecutive quarter in which the number of sales has grown.” With this positive change, the debate now surrounds whether two quarters is enough to sufficiently mark a change in the overall market health. Jon Wade, a local Realtor, comments on the outlook of the market stating, “It’s a challenging market…You can navigate it based on your dreams of what you want to happen, or you can navigate based on complete pessimism. But when you navigate it based on real knowledge and data, it’s better for all of us.” Whether two quarters is sufficient enough for a turn-around will only be determined in time, in the mean time, it is essential to look forward and have a positive outlook on our future.
These facts along with the recent, positive change for real estate in Steamboat are scheduled to be a part of the discussion at the upcoming Real Estate Roundup and Expo hosted by Colorado Group Realty. The first half of the Roundup is an expo, involving 35 local builders, designers, developers, engineers, lenders and title companies. Later on in the evening will is a Real estate update, followed by a talk on the foreclosure sale process by Richard Evans, of Stewart Title.
